Ixian Hilltop is a uniquely designed, sumptuous villa located on a hillside above Ixia, just five kilometres from the centre of Rhodes Town. Set in one of the most privileged parts of the island offering privacy and security, it is the perfect family home with the feel of a countryside retreat.
Designed over three levels with impressive architecture and minimalist style, it offers a modern yet comfortable feel. The villa boasts an impressive two kitchens on different levels, as well as two stylish living areas on the ground floor, a piano and dining room seating twelve guests. On the garden level there is another large, welcoming living room equipped with a small gym as well as a cosy corner to enjoy a book.
On the upper level there are three spacious bedrooms with their own balcony and mountain and sea views. The master bedroom has its own wardrobe and large bathroom, while the fourth bedroom is on the garden level with an ensuite bathroom and a door leading directly to the garden.
Ixian Hilltop is set in sprawling grounds with native vegetation, large lawn areas and mature trees. There is a large swimming pool which is partially shaded and surrounded by sunbeds and chic beanbags, a living area and alfresco dining area with a barbecue. The villa’s main balcony also offers a table with chairs and a parasol, another quiet corner for some downtime and the ideal spot to enjoy the sea views and magnificent sunsets.

Please note, this villa is in a hilly/mountainous area. To access the villa there is a path which is 153cm wide alongside 1 step. The front door has a width of 70cm, whilst the door to the terrace is 107cm wide. The pool is on a lower level and accessed via a ramp or steps. The terrace is uneven in places, and consists of lawn, tiles and stepping stones. There is 1 ground floor bedroom. From the kitchen to the sitting area, there are 2 steps. From the dining area to the lounge, there are 2 steps. There are 18 steps to the main bedroom, which has a door width of 82cm. The main bathroom door is 70cm wide.
